During which, I have performed the following types of services; electrical, plumbing, HVAC, mechanical, carpentry, painting, flooring, concrete repairs, office furniture, key & lock services as well as preventative maintenance.Regional Manager: I was tasked with overseeing the daily operations of N-FL & SE-GA, which consists of 28 techs and multiple accounts. Ive assisted with HVAC installs, routine maintenance repairs, train technicians, ensure safety compliance, site & field visits, annual goals & evaluations, monitor work orders, meet KPIs, assist with and oversee projects.Chief Building Engineer: Responsible for three building engineers and approximately 3.4 million square feet of commercial/industrial properties. Tasked with training, safety, site visits, annual goals, evaluations, building operation disciplines, monitor work orders, assisting the PM with the budgets and overseeing projects, etc.Lead Building Engineer: I was tasked with overseeing the daily operations of a multi-story bldg. and taking care of its tenants. I assisted the PM with the renovation of floors 1-5 during the first 6 months. Ultimately responsible for the maintenance and repairs of all mechanical equipment; 2 450-ton Carrier chillers, 2 400-ton Marley water source cooling towers, 10 large (3 compartment) walk-in AHUs, fire pump, generators, split system units, electrical switch gears, lighting (retrofit to LED), domestic water pumps, air compressors, sump pumps, multiple types of motors, fire alarm system, pneumatics, overseeing vendors/contractors, etc. Utilized the BMS (Building Management System) to monitor and control the operation and schedules for all the buildings equipment, chillers, AHUs, exhaust fans, pumps, exterior lighting, etc. I self- performed 95% of the preventative maintenance in-house, which excluded the chillers, boilers & air compressors. I kept my pay role and vendors cost under budget as well as a significant decrease in utilities, which was very pleasing to the buildings owners.Operations Supervisor for South Florida: As a hands-on working supervisor, I was challenged with increasing Vioxs overall self-perform work. Since being in this position, I have played a vital role in putting together a team of mechanics that did exactly that. We have been able to bring a large portion of the self-perform work in-house, i.e., bank equipment, lock work, carpentry & contractor projects, HVAC, etc. We now have an HVAC Mechanical License for the state of Florida. I established, overseen and was part of the HVAC Install Team. The numbers for self-perform work are up and the past due work orders are down. I also assisted on the LDS account in the Northern Virginia and DC area during the initial start-up trial period.Regional Operations Supervisor: I was challenged with maintaining the relationship between Viox Services and the clients. I would meet with the US Bank Property Managers monthly to review their budgets and to address any contract-related issues. I worked closely with the Property Managers to identify any potential cost savings. I was directly involved with two of the larger cost savings projects, upgrading the exterior security lighting for the banks and retrofitting the interior lighting for a ten-story bldg. I played an active role in rolling out the Preventative Maintenance Program for US Bank in the western states.Operations Supervisor for KY, TN & S-IL: As a hands-on working supervisor, I was challenged with increasing Vioxs overall self-perform work. While in that position, I played a vital role in putting together a Dynamic team of 17 mechanics that did exactly that. Brought on board a licensed HVAC mechanic, a licensed locksmith, and a licensed electrician. We were able to capture all the lock work for KY, TN & S-IL as well as several surrounding areas, due to the mechanics being trained. We were able to capture all the HVAC work in TN, which at the time we did not have a presence in that state.Banking: I have worked in the banking environment from 1995 to 2018. I was directly involved with physical security pertaining to the doors, some alarms, keyless entry, and lighting. I have experience with locks: entry, combinations, safe deposit, file cabinets, etc.Industrial: Responsible for maintaining the boiler to ensure that hot water and steam was available to the laundry department. Assisted in the installation of an Osmosis system for the industrial type washers. Ran stainless, black, and galvanized piping.
