The repositioning consists of 32 floors of office space, three floors of above grade mechanical space, reconfiguration of the through building lobby, the ground floor retail, the cellar retail and the sub-cellar mechanical spaces. Complete core and shell renovation including modernization of all elevators and the replacement of all mechanical, electrical, plumbing and water-based fire protection systems. The exterior of the building land marked: a full restoration of the limestone faade and installation of new storefront materials in-kind with the original 1946 installation is underway. All new roofs were installed with 50% of the footprint to be a green roof in accordance with LEED certification.The project also included the interior build out of certain floors throughout the building. The RCS team self-performed the work, affording firsthand control of all aspects.47 HALLREPOSITIONINGProject Volume: $92,700,000Plan Execution: 47 Hall Street is a major redevelopment project which consists of approximately 650,000SF of 11 buildings ranging from a single level to 8 stories plus cellar and basement levels. The project is scheduled to be turned over in two phases strategized from the start based on available power (Phase 1 Hall Street buildings) verses new Con Edison power requirements (Phase 2 Ryerson/Park remaining buildings). The work consists of full abatement, local law 11 required scopes of work with exterior faade restoration, plaza construction, new exterior lobby addition and storefronts. The scope is a core and shell program consisting of the major overhaul and replacement of all infrastructure including structural work throughout the buildings: sprinkler, elevators, electric, plumbing, fire alarm, and HVAC. The interiors work consists of code required bathrooms, lobbies, base building MEP closets and the future Property Management area. The exterior work consists of excavation and new site drainage as required for new plaza and finishes.LOCAL LAW11Project Volume: $16,000,000Plan Execution: 230 Park Avenue, now known as the Helmsley Building, is one of the citys most iconic landmarks with magnificent lobby, an incredible exterior, high ceilings, and large windows. From January 2017  December 2020 The team embarked on the historic restoration of the entire building faade and Cupola. The 100-year-old structure required significant structural improvements to the Cupola, Bison heads, and columns at the 30th floor. The project required an extensive sidewalk bridge to protect the public, rope access inspections and repairs, and the ingenious davit arm system installation at the 33rd floor setback. Team was able to create an unparalleled method of access that allowed the building to not be surrounded by pipe scaffold and netting for the duration of the project. Every square inch of the building faade was inspected, repaired, and re-inspected to be deemed safe by a structural engineer. All work was required to be approved by the Landmarks Preservation Committee. Further steel corrosion was halted by the installation of cathodic protection.STARRETT-LEHIGH
WINDOWREPLACEMENTPROJECTProject Volume: $13,477,000Plan Execution: : In 1986 The Starrett-Lehigh Building was named a New York City landmark. It is wrapped in ribbons of windows that if placed end-to-end would extend eight miles. The project included replacing all 5,000 windows throughout the building. The challenge was to get the windowapproved by the New York City Landmarks Preservation Commission (LPC). In order for a window to be approved by LPC, it must first get it accepted by the local community board.Restoration was not an option and after performing air and water tests Worked with a team of consultants to reengineer and incorporate the alternating hopper windows without altering the look of the small horizontal muntin bars that supported it. Every corner, every angle, had to be custom- made and matched and in doing so the team was able to provide the aesthetic required while also creating a energy efficient dual pain glazing system.Successfully completed the project while the building was occupied which made the installation a challenge. Weekly meetings and nighttime installations optimized the process and minimized tenant inconvenience.450 LEXINGTON AVE
MONTEFIOREProject Volume: $2,775,000Plan Execution: The significance of the Montefiore fit-out goes beyond its 8,000 square feet. The space functions as a private office for the medical conglomerates newly appointed CEO, and marked their entry into Manhattans renters market. Perched at the perimeter of the 37th floor in 450 Lexington Avenue, the space offers breathtaking views overlooking the East River. Extended this open experience inside, incorporating an abundance of Low-E full height glass partitions, while maximizing ceiling heights with thorough coordination of MEPs. The open theme is felt no better than in the expansive 50-person conference room, which includes a state-of-the-art A/V system with four drop-down screens, fabric panel and millwork walls, and a custom finish cloud ceiling. The centerpiece of the space is the waiting area, housed under a specially designed millwork gazebo. This area seamlessly connects offices, conference rooms and reception with the culmination of high-end finishes, such as the large 2 x 4 porcelain floor tile, brass inlays, and champagne bronze millwork keys, all of which Teamexecuted for perfect alignment between two parallel corridors. The project required intricate coordination between trades, without disruption to the buildings many tenants. Completed the City Winery flagship location in Hudson River Park which is one of the largest dining spaces in Manhattan with over 32,000 square feet of space. City Winery is a unique concept of wine, food, and music, its modern venue on the West Side of NYC sharing Pier 57 with Google. Transformed this old warehouse into a state-of-the-art entertainment venue and eatery while still preserving its historic relevance. Space included scenic riverfront patio for outdoor dining, many private dining options. Boasting a full commercial kitchen, pizza oven, 2 concert areas with balcony seating, a winemaking facility, storage tanks, a cellar with 1,200 bottles and a state-of-the-art sound system.
