The Project had major issues including the usual sloppy prints. Architectural did not match Structural etc. The site was also a challenge and all curbing placed before I took over, had to be removed. Total 475 RFIs were required. The original building was 6 too tall for city requirements, so the architects shortened the floor trusses by 2 inches on 2 3 and 4. Mechanicals immediately turned into a quagmire since all units were heated by out of room air handlers. We wound up going to a design build heating system, the sprinkler system required complete re design, and the local and state inspectors required considerable schmoozing. It is a very good-looking project.This was the companies one and only foray into midrise stick-built hotels.3) Ground Up Family Dollar Stores PEMB $276,000.00Working Union in the greater Chicago area, the 2 projects (built in tandem) seemed boring after the challenge of the Hampden.Both Projects developed late delays due to funding, for instance, the plumber refused to install the toilets and sinks as he had not been paid for underground work. Nevertheless, we managed to meet projected turn dates,1) 65,000 Sq. Ft Tilt Up retail center in East Chicago with Build out for Ross Dress for Less $16,000,000.00 with build outs.The challenges of a winter project in the Old Cabrini Green area were invigorating, as any tool left unattended for even a short period was stolen, and many subs were armed the entire time. The tie in of the electric by com ed was delayed 4 times due to active shooting in the area. Several delays were caused by theft of Material. The Project nevertheless was completed on time and well within budget.
