The homes I'm building range from $5 -$30 million. I build these homes from the ground up to the very end when the homeowners take possession. Most of the homes are located on Fort Myers Beach and the surrounding area. I over see 3-4 homes at any given time. I'm in constant communication with the owners of the company as well as well as the homeowners keeping them up to speed with what is currently with the home and what to expect in my 2 week look ahead. I'm using the software program ProCore to enter all of my data and use the information in it for my jobs each day. I set up a time to meet with the subcontractors to go over the job and negotiate their contract for the job. I will schedule the contractors in order so they are lined up and ready to start their part of the work once theother trade has completed it's rough in. I make sure that I stay within our budget throughout the project negotiating cost with the various vendors. If the homeowners would like to change something during the project I put together a change order and the estimated cost then submit it to the owners of the company and the homeowners to review. I would have 5-6 houses at a time to manage. The homes very in price from $1-15 million. I'm on the job from footings to the last little bit of touch up paint for instance. I'm constantly negotiating prices with our vendors to get the best price point on all materials needed for the job. I'm meet with each sub-contracting crew on all of my homes before they are going to prepare the site for the home to come out of the ground. I use the software program Buildertrend for setting my schedules for my sub-contractors, getting design updates from my Project Manager, inserting my daily logs for continuous updates for the homeowners etc. I go over the scope of work with each of them and schedule all of the trades in order to follow one another to keep the job constantly moving allowing for variances such as weather etc. I'm in constant communication with the homeowners making sure that I keep them up to speed with what stage there home is currently in and what to expect in the coming weeks.
