Over 27 year career at Sterling, personally instrumental in store design whether with our corporate
architect of record and our design team, or out in the field, which really became design/build issues, or
involved meeting with our architect and design team to critique/red line drawings prior to blueprint roll out.
Completed two new Kay design roll outs with our design team and AOR for approval from upper
management to full roll out.
In 2015, worked with design team and senior management on the design and implementation of the new
build-out of a Levian by Jared store in Roosevelt Field in Garden City, Long Island, NY.
In 2013, responsible for the introduction of the newly designed national Kay Jewelers with design team,
working with architects and upper management on approval and roll out.
In 2010, worked with the other Director of Construction on cross-training all project managers on both
Sterling's mall/off mall/outlet and Jared - The Galleria of Jewelry build outs (a great program that was
strategically beneficial to the company).
In 2005, responsible for the build out of Kay Jewelers flagship store on 34th Street in Manhattan.
Company was paying dead rent on this project due to permitting and building department issues; a 2,500
square foot store was built in 7 weeks.
In 1998, worked with the Financial Capital Accounting group on pro-forma estimates, learning the financial
part of pro-formas and IRR's related to Real Estate Committee deal approvals.
In 1997, learned a different part of the Store Planning/Real Estate business; reviewed historical cost for
construction, and provided pro-forma estimates to Real Estate Committee meetings for approval; these
meetings included being on the committee with C-Level management.
SELECT RESPONSIBILITIES
Accountable to build and remodel stores on time, per design, and within budget utilizing the best pricing
practices within the industry.
Accountable for completion of construction projects in a time frame that minimizes the construction period,
maximizes sales, and minimizes inconveniences to customers and store operations personnel relative to key
events/periods.
Responsible for coordinating design processes, bid procedures, permits and contract administration.
Responsible for supervising, training, and developing the Store Planning department Project Managers and
Development Manager.
Responsible for identifying and utilizing qualified contractors and vendors.
Collaborate with Real Estate team to develop pro-forma budgets for Real Estate Committee meetings.
Responsible for ensuring timely communication to Store Operations and all other related departments on
project issues, changes, etc.
Co-responsible for procurement of all owner-supplied items, forecasting our owner supplied needs for
production with our vendors which included carpet, lighting, hard tile, showcase packages, signage and
VWC. Performed this task for approximately 11 years (prior to 2010); we had two purchasing managers
and four construction coordinators to insure timely delivery of owner supplied items to insure that our
construction projects stayed on schedule and opened on time.
Responsible for authorizing payments to vendors based on a review of work performed vs. that billed, as
well as a percentage and quality of work completed.
Monitor financial status of all current projects.
Review landlord criteria packages, lease exhibits and landlord work letters related to construction projects.

Coordination of HVAC for split systems, RTUs, chill water systems and Energy Management online for
our corporate stores to ensure optimum cost savings.

From 1986 to 1988 was engineer on the Miami Arena project. Project was the arena for the Miami HEAT
when the NBA basketball franchise was awarded to the City of Miami. Project involved a total re-
development of the Overtown area of downtown Miami. Challenging, but fun, project that was high profile
to the city and public. Met with NBA dignitaries, including; Commissioner David Stern, Julius Erving (Dr.
J), Billy Cunningham, etc.
