    Job Responsibilities
   1.   Establishing a facility financial management system through: (a) P
      and L reviews in collaboration with the Corporate Accounting Staff;
      (b) accounts receivable reviews in discussion with the Regional
      Financial Controller and  compliance reviews to assure all business
      office policies and procedures are accurately maintained.
   2. Assuring each facility maintains adequate quantities of qualified
      staff to deliver services twenty-four hours each day in each
      discipline as established by Acuity Based Staffing, Therapy Staffing
      System, as well as effective recruitment and retention programs,
      initial orientation and ongoing in-service training.
   3. Regularly reviewing marketing plans with Executive Directors to assure
      that services meet the needs of the local facility and financial and
      census targets are achieved as budgeted.
   4. In conjunction with Executive Directors, Regional Clinical staff and
      Medical Directors, reviewing policies, procedures and systems of each
      facility to assure quality services are provided to meet resident's
      needs nursing, nutrition, rehabilitation, social, activity,
      environmental and other needs. Analyzing the clinical summary monthly
      to assure indicators are maintained within acceptable limits.
      Participating in scheduled clinical reviews of respective facilities
      and assuring that agreed upon action plans are executed.
   5. Assuring each facility maintains substantial compliance with all
      local, state and federal regulations to assure licensure, relevant
      certifications, OSHA, Life Safety, ADA requirements.
   6. Reviewing and approving each facility annual operating budgets and
      capital expenditure plans as required by corporate policy. Providing
      direction and support to the facility Executive Directors in achieving
      contribution margins at or above budgets and capital expenditures at
      or below budget.
   7. Assuring action plans are developed and implemented to address issues
      identified in satisfaction surveys or through other grievance
      channels. Responding promptly and professionally to resident, family,
      or employee concerns.
   8. Responsible for the professional growth and improved management skills
      of Executive Directors and facility managers through mentoring and
      training. Setting a good example and foster team spirit between
      facility and corporate staff.
   9. Assuring that all reasonable requests from corporate staff for
      reports, facility visits and other interactions are completed in a
      timely and professional manner.
  10. Attending and participates in professional workshops and seminars to
      keep abreast of current changes in the healthcare field, as well as to
      maintain licensed status and influence in state healthcare
      regulations.
  11. Acting as temporary/interim as needed, for vacancies that may occur in
      regions.
  12. Visiting facility on a minimal of a monthly basis to ensure facility
      staff, budgets, marketing plans, action plans and clinical issues are
      reviewed and are within company guidelines.
  13. Setting up and maintaining an organized and effective communication
      process between and among facilities and corporate, to allow for an
      open exchange of issues, problem solving, peer discussions as well as
      general information exchange.

      Directors of Nursing Services.

      government regulators, residents, families, other area health care

 Leadership & Communication

 oversight of national property management operations.

   Collaborating, communicating, and managing productive relationships with
 corporate operations groups such as Accounting, Acquisitions, Asset
 Management, Engineering, Human Resources, IT, Internal Audit, Leasing, and
 Legal.

 National Portfolio Operations Management

   Develop and implement best operational practices for the regional
 offices, including the creation and maintenance of operational manuals for
 our 5 regional and area offices.
   Tracking IMP performance relative to industry competitors on a corporate,
 national, regional, and property level, and work with Regional Managers to
 exceed industry metrics.

   Ensuring that high standards for performance and operations are
 understood and maintained.
   Visiting properties to inspect buildings and to gauge adherence to
 standards.
   Working closely with Managers of National Purchasing & Engineering
 Systems to create national purchasing program, select vendors, and
 negotiate national contracts.
   Ensuring appropriate staffing levels and skill sets to properties and
 regions, taking into consideration the complexity of properties and
 sophistication of tenants.
   Using knowledge of contracts and requirements to determine best course of
 action regarding decisions to hire contract employees.
   Setting up new area and/or regional offices with appropriate staffing
 levels in order to optimally and efficiently manage assets
   Participating in the transitioning of newly acquired properties and staff
 and assist in the due diligence process, when needed.
   Working with Risk Management department to understand and implement
 procedures and protocol for insuring our properties.
      Determining factors that impact regional performance such as market
    conditions and management, and offer recommendations that will yield
    positive results.
      Overseeing National Engineering group to benchmark industry
    performance data and to optimize IMP
    Engineering practices including energy procurement.
      Working closely with General Counsel and Company President on issues
    that impact our assets such as easements and eminent domain.

    Fiscal & Internal Operations
      Providing oversight to and coordinating annual budget process and
    business plan with regions; preparing mid-year reforecasts.
      Managing $70 million in capital expenditures within the companies
    portfolios
      Overseeing and review job cost process, write offs, A/R settlements,
    and escalation billing.
      Working with Regional Managers to respond appropriately to findings
    from internal audits and to ensure procedures are followed to avoid
    adverse findings.
      Assisting in the development and coordination of quarterly and annual
    Regional Manager Meetings.
      Working with Human Resources on the hiring and performance management
    of staff.
