Saved a mid -sized residential building from financial ruin. The building which had over 800 outstanding violations, was scheduled to be forcibly taken over by the City of New York with a NYC administrator appointed to manage the building. In a period of just three months, more than 400 building violations were removed, which satisfied the City of New York from the takeover action. With the City of New York takeover action resolved, the building was able to be sold at market value which added millions to its value. Also trained Staff to expedite the repairs.
Managed a large 6 story office building in Valley Stream, New York, with responsibilities that included: unit build- outs, maintain and comply with all building and fire code regulations and permits with supervision of the common areas including cleanup. Also, instituted a preventative maintenance program on the physical plant that included: boilers, roofing and exterior envelope. Lowered our carbon footprint and expenses by contracting for new LED lighting in all common areas including the garage.

Managed the day to day operations of 1,050 Co-Op units in five buildings in a large residential complex. Also received the coveted Above and Beyond award for supervising the evacuation of Lido Beach Towers due to the hazardous conditions left by Hurricane Sandy.
Drastically reduced maintenance arrears by 80% within 14 months by meeting and negotiating a payment schedule with a majority of the qualified residents. This achievement helped to significantly reduce the court cases along with the associated costs, which built up the Co-op s Reserve Accounts for other needed projects.
Negotiated with the sub-metering vendor by slashing his original bid by $100,000. Supervised the vendor s installation of sub-meters to 99% of the apartments, which led to a 15% reduction in the shareholder s monthly maintenance. This made the apartments more valuable. Also, we were able to get a binding agreement by NYSERDA to pay approximately half of the costs for the entire sub-metering project. This significantly lowered our carbon footprint.
Eliminated 99% of the previous HPD, DOB and ECB violations without incurring any fees and without hiring outside firms with the co-operation of the Union 32B&J building staff.
Aggressively collected 99% of the Gross Maintenance Potential for five (5) consecutive months by communicating and negotiating with residents.
Raised a large surplus of unexpected revenue for the Co-Op by investigating and charging sublet fees to those shareholders who illegally sublet their apartments.
Chaired the House Rules Committee which updated the House Rules to make them more concise and user friendly so they were more attractive for potential buyers.
