Job Title: Construction Project Manager Location - This role will initially require 70% travel within the U.S., including overnight travel, for the first 6-12 months. After that period, it will transition to approximately 30% travel as a junior Construction Project Manager is hired to take over some travel responsibilities. Job Description As a Construction Project Manager, you will play a crucial role in overseeing the development and expansion of our client's portfolio, a network of airport parking facilities. Your primary responsibilities will involve managing yearly repair and maintenance projects, budgets, and new development initiatives. You will collaborate closely with a team of consultants, including civil, structural, and MEP engineers, architects, landscape architects, testing agencies, and geotechnical firms. This position requires a solution-oriented mindset, the ability to multitask effectively, and strong collaboration skills to work seamlessly with contractors and ownership. You will be responsible for ensuring projects adhere to plans, specifications, and safety standards, while maintaining accurate records and documentation. Additionally, you will communicate project progress and costs regularly with all stakeholders involved. Duties and Responsibilities - Review shop drawings, submittals, and coordinate technical reviews with engineers and architects. - Evaluate daily contractor work for compliance with plans and specifications. - Maintain accurate records and documents pertinent to all construction-related activities. - Schedule and assist with running pre-construction and job meetings, prepare meeting minutes. - Review and ensure adherence to contractors' schedules. - Pre-review and recommend action on contractor pay requests. - Create, maintain, and manage contractor punch lists. - Assist with project close-out, gathering warranties, as-builts, project binders, lien releases, and permit copies. - Evaluate contractor issues related to plan and specification interpretation, coordinate resolution efforts. - Recommend acceptance or rejection of work based on compliance with plans and specifications. - Assist with change request specifications, pricing review, and documentation. - Maintain project files, records, and project management reports. - Ensure work meets approved budget, contract terms, and adherence by all parties. - Ensure safety standards and guidelines are followed on the jobsite. - Manage in-state and out-of-state projects simultaneously. Required Experience/Skills - Bachelor's degree in construction science, construction management, architectural engineering, or civil engineering (preferred). - Construction Manager certification by the American Institute of Constructors or Construction Management Association of America (preferred). - At least 5 years of related construction project management experience. - Proven site experience. - Knowledge of construction management processes, means, and methods. - Understanding of all facets of the design, bid, and construction process. - Excellent verbal and written communication skills. - Desire and drive to be proactive and take ownership of teams and processes. - Competent in conflict and crisis management. - Excellent trouble-shooting, time management, and project management skills. - Ability to work as part of a large project team and interact effectively at all levels. - Self-starter, versatile, and adept at functioning in a small department in either a lead or support role. - Thorough and attentive to details, proactive and deadline-oriented. - Ability to manage multiple projects simultaneously. - Ability to read and understand site plans, MEP plans, architectural plans, work orders, safety rules, operating and maintenance instructions, and procedure manuals. - Problem analysis and problem resolution at both strategic and functional levels. - Proficient with Excel, Word, and Project. Nice-to-Haves - Experience with Bluebeam and Procore software. - Personal interest in the real estate development and airport parking industries. Education Bachelor's degree in construction science, construction management, architectural engineering, or civil engineering (preferred).
